DEER CREEK, ANKENY, IOWA
The plan features a variety of land uses including commercial / residential mixed-use with a pedestrian-oriented shopping street, high density residential, and medium density residential, oriented around a central public plaza, and single family lots ranging from 7000 s.f. to 10,000 s.f.
The design of Deer Creek incorporates elements of both New Urbanism and Conservation Design.
Higher density residential and commercial uses are oriented around a central public space. Major natural drainage ways are preserved and enhanced, and serve as a greeway system with public trail systems throughout.

MICAHEL'S LANDING WEST DES MOINES, IOWA
Michael’s Landing is a 344-acre planned unit development featuring a wide variety of land uses including single-family detached homes, townhomes, condominiums, convenience commercial and office uses, a nearly 10-acre public park, a 20-acre elementary school site, a 50-acre retirement community, and 45 acres of active adult living.
In addition, there are two dramatic focal points within Michael's Landing. More than 30 acres of greenway that extends throughout the site - containing a large natural drainage way, mature trees, and a series of wetlands - is being preserved. Pedestrian trails are being extended throughout the greenway connecting the variety of uses to one another as well as to the surrounding developments.
The other focal point is a more than 20-acre mixed use neighborhood center. Utilizing new urbanist elements, the vision for the neighborhood center is that of a Midwestern small town main street. Retail building storefronts built right up to generously wide sidewalks, street trees and street furniture, decorative street lighting, and the majority of parking relegated to the rear of buildings, all contribute to the welcoming, pedestrian-oriented environment.

Rose Prairie, Ames, Iowa
ROSE PRAIRIE is a 200 acre Conservation Community in Story County, just north of Ames, Iowa, currently moving through the preliminary plat process. The plan offers a variety of housing choices, including attached townhomes and single family lots ranging from 6000 s.f. to 22,000 s.f., in a rural setting of restored prairie, ponds, and horses.

THE DESIGN of Rose Prairie was driven by the topography and the protection of natural drainage and water ways, sensitive slopes, and tree cover. As a result, the plan will not only preserve those existing environmental assets, but will enhance them. Through the application of a Low Impact and Conservation Design approach, run-off and erosion that presently occurs from the agricultural use will be greatly reduced, if not eliminated, by created wetlands, bio-retention cells, grasslands, and other methods. The water flowing from, and even through, this site will have several opportunities for natural filtration and infiltration, thus significantly improving the quality of the water entering Ada Hayden Lake.
